Residential building and the restaurant





With a total reconstruction, the building will be completely renewed inside and energetically renovated. The apartments will be built to the new construction standard, and the building will be certified to the Minergie standard. In addition to the staircase, an elevator will be installed. Four apartments are suitable for people with walking disabilities. (According to SIA Norm 500 ).

A new elevator will be installed for the apartments from the basement to the 5th floor. A goods elevator will connect the kitchen on the 1st floor with the restaurant on the ground floor and the cold storage rooms on the first floor. A small dining lift can be built for the exclusive use of the restaurant in the elevator shaft provided for this purpose by the tenant.

Building envelope

The facades will be repaired and insulated from the inside, so that the original appearance is restored. The roof and dormers will be renovated and partially renewed.


Windows with double glazing are used. From inside, the frame is made of wood and painted white. Outside, it is made of aluminum and bronze anodized.

Sun shading

Roller shutters made of aluminum with a powder coating in bronze are provided as sun protection. They are operated electrically by a hand switch. The canopy is renewed on the main facade. The tenant can fix an awning to the canopy at the designated mounting points by arrangement.


Both front doors, doors for tenants and the delivery door are on the courtyard side and are barrier-free. The mailbox is located outside, on the courtyard side.

Staircase and access corridors

The existing staircase will be repaired. Plates are laid in the corridors.

Living rooms and bathrooms (2nd to 5th floor)

The interior walls are plastered and painted with mineral paint in a light shade. The floor covering is parquet with a sealed surface. The ceiling is plastered white. The doors are wooden and painted. The steel frames are painted.


The necessary ducts for sanitary and electrical connections are being constructed. The kitchens in the residential floors are designed by the tenant.


The bathrooms are equipped in the medium price segment with showers, partitions, washbasins, mirror cabinet and toilet. The floor is tiled, the walls are tiled and plastered. The ceilings are plastered.

Storage rooms

Each apartment has a storage room in the basement.

Washroom and drying room

Washing machine and dryer are arranged on the 1st floor. There is a drying machine in the drying room.

Heating and hot water

The heat is produced by a central gas heating system in the basement and is dispensed in the apartments by radiators. Towel radiators are provided in the bathroom units.


The apartments are equipped with decentralized individual room ventilation units with heat recovery integrated in the window parapet area. Exhaust ventilation are available in the wet rooms.


The electrical installations will be completely renewed. Sockets, switches and connections for telephony, internet, television and radio are installed in the apartments according to the new building standards. Spotlights on the ceiling are provided in the rooms.

Bicycle room

There are 8 bicycle places available on the property area. There are parking spaces “blue zone” on the adjoining streets.


Three floors of the building are being constructed for a restaurant. The kitchen, the staff rooms and toilets will be located on the 1st floor. The extension of the staff rooms and toilets, the kitchen including all sanitary, electricity, ventilation and heat pipes within the tenant’s boundaries are provided by the tenant.

The storage rooms and toilets for visitors are located in the basement. In addition, cold storage and deep-freeze rooms can be installed by the tenant.

There are a restaurant, an open guest room with bar and outdoor sitting area on the ground level.
